Quantity Surveyor

Sentri Group is currently working with a 5-star residential developer based in London who is looking to appoint a Quantity Surveyor.

With a watching brief on the choice of material, cost, customer satisfaction and sales, and other critical issues, our Commercial team – which comprises Estimators, Quantity Surveyors and Material Buyers - has one objective: to deliver the best quality homes, at the best possible cost.

Their work is fundamental to our continued viability as a business and presents a fast-moving challenge that will exercise your creativity and commercial flair to the full. You will be responsible for the commercial and surveying responsibilities for large Sites.

You will be expected to:

• Maintain all cost control procedures working within the guidelines set out within the Group policies and procedures
• Be responsible for the compilation of all weekly, monthly, and quarterly reports as required
• Be aware of new materials and methods of construction that the company may employ, as well as a sound knowledge of the latest regulations, codes of practice and NHBC requirements
• Ensure that subordinates receive the required training and mentorship for them to learn and thrive in their responsibilities
• Be responsible for all cost control procedures, including managing and controlling the budget and valuations by always updating the estimated final costs, and having the ability to show absolute cost and value reconciliation
• Be able to control all commercial tasks and responsibilities on large Sites, including those more than 200 units
• Contribute to the conceptual designs/options to ensure the design is kept within the budgeted values
• Compile Site Start budget, liaising with all Departments to ensure the document is completed on time to allow the construction to commence, and Sales to start marketing
• Lead the value engineering, including updating Group and Regional site review documents, to ensure we achieve the best value
• Maintain budget control throughout development; and manage cost overruns within contingency levels
• Complete accurate costing for each aspect of site development
• Analyse and report on costs and cash flow using the support systems available
• Prepare tenders and procure sub-contractors, goods, and materials, using Group Procedures
• Compile subcontractor recommendations for approval
• Process Subcontract orders, payments, and variations using Excel and Group payment system (COINS) in line with Group policy and procedures
• Attend all project and team meetings as required, and present the Commercial position to the meeting
• Compile and Present valuations at Divisional valuation meetings
• Be responsible for accurately controlling all commercial aspects and responsibilities with regard to the RSL
• Be aware of all codes of practice that impact estimating e.g. Building Regulations, NHBC requirements, HSE, Code for Sustainable Homes

On offer for this Quantity Surveyor role is a basic salary of up to £80,000 per annum plus, pension, and healthcare.

Sentri Group is currently working with a growing regional contractor operating across London who is looking to appoint an Estimator working across the high-end residential sector.

Due to substantial growth over the last 12 months, they are looking for an Estimator with experience across the residential sector which will involve costing and managing jobs such as new builds, basements, extensions, lofts and refurbishments.

Office based work only, the right candidate must have a good understanding of the industry, hands on experience, subcontractor base and a positive mindset.

Position Requirements

• Review incoming tenders, specifications and contract documentation to analyse project risk
• Manage tender submission schedule
• Attend pre-tender site visits, and undertake site surveys
• Obtain competitive prices from suppliers and subcontractors if required
• Produce quotations / tenders (values from £100k to £3m)
• Prepare and deliver detailed, qualified, well presented tender submissions
• Negotiate with clients to secure contracts
• Attend pre-contract client meetings, as required
• Manage subcontractor packages & produce a programme of works based on the quote
• Produce valuations, variations and final accounts.

• Industry relevant qualification
• Previous experience of Estimating / Quantity Surveying within the construction industry
• Knowledge of materials / construction methods
• Strong communication skills, both written and verbal
• Excellent IT skills
• Proven record of working effectively with suppliers & clients

On offer for this Estimator role is a basic salary of up to £40,000 - £65,000 per annum plus, travel allowance, pension, and healthcare and bonus.
